AM Mega Housing Solutions Limited (AMMHSO) is a Tanzanian company incorporated under the Companies Ordinance Cap. 212 (R.E.) 2002 of the Laws of Tanzania. Operating from its headquarters in Dodoma, AMMHSO leads the most ambitious affordable housing initiative in Tanzania's history: the Tanzania600K Project — the development of 600,000 housing units with full infrastructure and social amenities across nine major Tanzanian cities.

The project is structured into 144 integrated sustainable human settlement packages, each comprising 4,000 homes across low, middle, and high-income categories, and supporting approximately 20,000 residents. Every package includes schools, hospitals, shopping centres, employment areas, parks, and places of worship — a complete community, not merely a housing estate.

Implemented over 15 years in three consecutive five-year phases, the Tanzania600K Project addresses Tanzania's housing deficit of over 3 million units while generating significant employment, stimulating local enterprise, and contributing to government revenue through PAYE, VAT, and corporate taxes. AMMHSO holds a 27% equity stake, with 70% sourced from strategic investors and 3% of post-tax profits allocated to host city councils.

Affordable housing development

Tanzania's housing deficit stands at over 3 million units, growing by approximately 200,000 units each year. The 2017 relocation of national government functions from Dar es Salaam to Dodoma intensified demand in the capital, whilst rapid urbanisation, internal migration, and expansion of higher education institutions continue to drive housing shortages across all major cities.

AMMHSO's Tanzania600K Project targets nine cities simultaneously: Dodoma, Dar es Salaam, Mwanza, Arusha, Morogoro, Mbeya, Tanga, Zanzibar, and Kigoma. Land has already been secured or is under acquisition in each city, with initial sites confirmed at Mapinduzi and Ihumwa (Dodoma), Matemwe (Zanzibar), and urban renewal zones in Dar es Salaam.

Target Market: Public sector employees relocating to Dodoma, private sector workers, the growing middle class, institutional buyers, and low-income households. Mortgage partnerships with CRDB Bank, NMB, Stanbic, and Equity Bank ensure accessible financing for eligible buyers.

21,000 units per city (189,000 units total). Scaled up from Phase I learnings. Phase II investment: USD 3.870 billion per city. Full deployment across all nine cities simultaneously. Average net profit margin: 50.6%.

Phase III — 2036–2040

24,000 units per city (216,000 units total). The most profitable phase by scale. Phase III investment: USD 4.417 billion per city. Completion of all 600,000 units with full amenities. Average net profit margin: 51.3%.

Mortgage & Finance Institution

AMMHSO investors are establishing a dedicated mortgage institution to provide affordable financing rates to home buyers. Partnerships already active with CRDB, NMB, Stanbic Bank, and Equity Bank. A win-win-win for buyers, banks, and AMMHSO.

Employment & Legacy Impact

Over 425 core staff (local and international) plus thousands of skilled, semi-skilled, and unskilled construction workers across all sites. The project will generate PAYE, VAT, and corporate tax revenues, and deliver a multiplier effect through local supply chains and small enterprise growth.
